Housing prices are determined by supply and demand. If demand rises and supply can't keep up you get higher housing prices.

Population growth in virtually all western countries is due to immigration, since the fertility rate in these countries is below replacement levels. It's pretty obvious that rising housing prices in cities like New York, London, Toronto, Vancouver, etc are in large part due to the large # of immigrants who move to those cities.

There are other factors of course, like foreign real estate investment, domestic speculation, cheap credit over the last 12 years etc.

What about divorced couples living in 2 houses instead of one? They also need multiple bedrooms for the kids who live there part time. What about the increase in living alone due to later marriages? What about increased life expectancy. Elderly widows often don't want to move house even if they don't need 4 bedrooms. What about internal migration from the countryside? What about housing stock that is left empty 10 months a year because listing it on air bnb for a week is more profitable than renting it for 1 year?

More adults are also living with their parents well into their 20's and beyond. Yes as I said there's multiple factors. Immigration is one factor.

Immigration is an overall net economic benefit for a country, as they help create and consume more goods/services, including housing. Boomers can't complain, they can sell their houses and retire in smaller cities with cheaper houses and make bank.
